Important technical information – to read before investing

There are major differences in construction technology in Thailand. The surface is not always the most important but what is below and how each component is performed and what kind of material are used. Previously, we have touched the importance of the concrete frame being properly executed and even though the buildings have the right roofing. Another important point is bathrooms and balconies.

Traditional building technology in Thailand, which is applied in most places, is that a concrete structure is cast and that the flooring (tiles/ slate etc.) is then laid in a thick layer of concrete, hopefully with a slope. No moisture barrier or sealant and just a simple small Thaifloor drains with minimal water lock, in addition, the pipe goes all the way up to the top of the floor covering.

Whith this way you simply allow water to be left in the house structure. This technique is not functional or in any way recommended in a wet space that is used in the way we Falangs do today, nor on balconies that will handle hevy rain combined with strong sun. We will below describe a step by step how this is handled at
Malee Highlands, and we consider it crucial that the Project Management actually can be able to explain how this installment is accomplished.


All dust is removed from the concrete slab and here we brush cement, primer and water as preparation for
casting with a slope. This is important so that it really attaches to the surface.


The floor is now casted with a moisture resistant special concrete.


Moisture barrier is applied to walls and out a little bit on the floor. One bathroom consists of different zones
and moisture protection must be adjusted to the extent of the stress in these different zones


When mounting larger tiles like this, you must/should double bound (Both on the tile AND the wall).
In this way, you are preventing the risk that the tiles will fall off in the future with all the problems it creates.


We use solid floor drains and here the drain is mounted and so that the rubber membrane acts as an extra
moisture barrier where the pressure is strongest.


The first layer of moisture barrier that has been wrapped with the barrier from the wall is now made,
more layers of waterproofing remains.

A real floor drain where the water does not dry out is important to stop any odor.
Pipes on Lanta are full of hair, skin residue etc. and this is solved
pour strong chemicals into the pipes. This is of course not good for nature and definitely not
for pipes and seals that after a while will start to leak. This creates major problems
and costs for the one who purchased the property. Therefore, it is so important with this function so
the cleaning staff can clean it regulary and prevent future drain problems.

The floor drain we use  has an extra check valve like a hanger and a strap against odors and insects. Standard on Lanta is that gray and black water are brought together outside the property, along with submerged wells, it is very common with odors that goes back into the property. This is not only unpleasant but also
the gases created may also be hazardous.

Therefore, we feel extraordinary good with our system where we separate the different systems and, after filtering and analysis of the water, recycles to e.g. watering etc.

Perhaps a smooth seller can overcome the importance of our text above, but who then faces the problems if this is not done properly ?!
